What is Flake Floors?
Flake epoxy flooring is a hybrid system built specifically for Edmonton garages. We pair a 100% solids epoxy base with a heavy-duty polyaspartic clear topcoat. The epoxy base cures slowly over 12 to 24 hours, giving it time to soak deep into the concrete pores for a permanent mechanical bond. Once the vinyl flakes are broadcast to full rejection, we seal everything with an industrial polyaspartic topcoat. That clear shield protects your floor against hot tires, winter road salts, and UV fading, while getting you back on the floor quickly.
How It Works
We start by diamond grinding the slab with dust-extracted industrial equipment to open the concrete pores and profile the surface. After testing for slab moisture, we apply a high-build 100% solids epoxy base coat. Because this base cures over 12 to 24 hours, it wicks deep into the concrete capillaries before setting. Fast-curing polyaspartics set up too quickly on the surface to match that root depth. Next, we broadcast decorative vinyl flakes to full rejection so no base coat shows through. On day two, we scrape and vacuum the floor flat, then seal it with a heavy polyaspartic clear coat that locks out chemicals and hot tire pickup.

Why We Use a Hybrid System (Not One-Day Polyaspartic)
Many companies advertise "one-day garage floor coatings" using 100% polyaspartic systems. While convenient, this approach sacrifices long-term performance for speed. Here's why we use epoxy base with polyaspartic topcoat:

Moisture Testing
Non-destructive moisture testing using Tramex CME5 impedance meter. If moisture exceeds 4-5 lbs MVER, a moisture vapor barrier is applied.
Crack and Joint Repair
Filling cracks, spalls, and damaged areas with appropriate repair materials.
Moisture Vapor Barrier (If Required)
When moisture testing indicates elevated levels, a vapor barrier system is applied to prevent moisture transmission and coating failure.
100% Solids Epoxy Base Coat
Applying high-build 100% solids epoxy. The 12-24 hour cure time allows deep penetration into concrete pores for maximum adhesion.
Full Flake Broadcast

Sweep or dust mop regularly to remove debris. Clean with water and a pH-neutral cleaner as needed. Avoid harsh chemicals, abrasive cleaners, or rubber-backed mats which can discolor the surface. Clean up chemical spills promptly to prevent staining.
