What's the difference between grind-and-seal and polished concrete?

Polished concrete uses seven or eight progressive grit steps plus chemical densification to harden and polish the slab itself, giving a finish that runs 20 years or more with no recoating. Grind-and-seal uses diamond grinding followed by a 3-coat BallistiX film for protection and appearance. Grind-and-seal is faster and cheaper upfront. Polishing has the lower lifetime cost on very large commercial floors.

What is BallistiSeal ADVANCED?

BallistiSeal ADVANCED is a hard, two-component polyester-based sealer with high cross-link density, which is what gives it its chemical and mechanical resistance. It is built for high-traffic environments like warehouses, hangars, automotive shops and dealerships. We apply two coats.

What is Black Label topcoat?

BallistiX Black Label is the protective topcoat on this system. It handles abrasion and chemical exposure including oils, fuels and corrosive cleaners, and leaves a durable high-gloss surface that wipes clean.

How long does the coating last?

With normal maintenance you get years of service before any touch-up. A 3-coat BallistiX system is far more durable than a single-coat penetrating sealer. Traffic lanes can be recoated with Black Label while the BallistiSeal ADVANCED base keeps protecting the slab underneath.

Does this stop concrete dusting?

Yes. Bare concrete sheds dust constantly as the surface breaks down. BallistiSeal ADVANCED bonds into the ground surface and eliminates dusting, which matters in warehouses, manufacturing and any space holding inventory or equipment.

Can existing coatings be grind-and-sealed over?

Existing coatings have to be ground off completely. We do not go over old paint, epoxy or sealer because BallistiSeal ADVANCED needs direct contact with concrete to bond. Removal adds project time, which we price during quoting.

What sheen level does the finish have?

Black Label leaves a high-gloss finish that reflects light and reads clean and professional. The smooth surface also makes cleaning easier because dirt and debris do not grab onto it.

Why choose grind-and-seal over epoxy coating?

Grind-and-seal keeps the natural concrete look while adding real protection. Epoxy systems give you more decorative options in flake, quartz, solid colour and metallic, and build thicker, but they cost more. If you want the industrial concrete aesthetic with commercial protection, grind-and-seal is the right call. For decorative impact or maximum build, go with an epoxy system.

What is Grind/Seal?

Grind-and-seal protects bare concrete while preserving its natural industrial appearance. We mechanically diamond grind the slab to remove surface contaminants and open the concrete pores, then install a 3-coat BallistiX protective system: two coats of BallistiSeal ADVANCED topped with BallistiX Black Label. This provides chemical resistance and dust-proofing for commercial bays, warehouses, retail spaces, and utility floors.

How It Works

We diamond grind the concrete to strip laitance, contaminants and minor surface defects while cutting a proper mechanical profile for adhesion. After a full clean-down we apply two coats of BallistiSeal ADVANCED, a two-component polyester-based system with high cross-link density for chemical and mechanical resistance. The final layer is BallistiX Black Label, a protective topcoat built for abrasion and chemical exposure. The finished 3-coat system is high-gloss and low-VOC, stops dusting, resists staining and holds up under heavy traffic.
