How Freeze-Thaw Cycles Affect Edmonton Garage Floors

Edmonton's climate presents unique challenges for garage floor coatings. With winter temperatures regularly dropping below -30°C and summer highs reaching +30°C, our floors experience extreme temperature swings that many coating systems simply aren't designed to handle.

The freeze-thaw cycle is one of the biggest threats to concrete and floor coatings in Alberta. Here's what happens: water enters the concrete through small pores, cracks, or incomplete coating coverage. When temperatures drop, that water freezes and expands by approximately 9%. This expansion creates pressure that can cause spalling (surface flaking), delamination (coating separation), and cracking.

This is why proper surface preparation is absolutely critical in our climate. When we diamond-grind the concrete before coating, we're not just creating a clean surface—we're creating a mechanical profile that allows the coating to physically lock into the concrete. This mechanical bond is far stronger than the chemical bond alone that acid etching provides.

We also use coating systems specifically formulated for our conditions. The topcoat materials we use can cure at temperatures as low as -30°C and remain flexible enough to handle the expansion and contraction cycles without cracking. Rigid coatings that work fine in warmer climates will fail quickly here.

Moisture testing is another step we never skip. Even new concrete can contain moisture vapor that will cause coating failure. We test every floor before applying any coating, and if moisture is present, we apply a moisture mitigation system first. Skipping this step is one of the most common reasons floor coatings fail in Edmonton.
